What is the agency commission and how do we set the price?

First, we define your net price together. This is the fixed amount you want to earn per night. To that amount, we add our agency commission of 10% - 15% plus VAT.

Important note on VAT: The VAT amount on our commission is our obligation to the state, which we calculate and pay. This cost in no way reduces your agreed net amount, nor does it represent an additional cost for you as the owner.

How does it look in practice? Owners often worry about how much the guest will eventually pay on the portal. Here is a simple breakdown:

• Your net earnings (what you receive): 100.00 €

• Agency commission + VAT: + 15.00 €

• Base price we send to portals: 115.00 €

• Portal fees (e.g., Booking.com / Airbnb): + 20.00 €

• Final price paid by the guest: 135.00 €

• + cleaning fee if we provide the full service

Conclusion: Regardless of the fact that the guest sees a price of 135 € on the portal, your payout is always the agreed 100 €. No hidden costs and no surprises.
